Tips on conveyancing when selling a property

  • Line up a solicitor as soon as you put your property on the market.
  • Tell them you want to do as much as possible now, to avoid delays down the line.
  • In particular, get them to prepare a sale contract asap.
  • Check whether the individual dealing with your property is going on holiday at any point in the next three months.
  • Ask them how long the transaction generally takes (to get an idea of their proactivity levels)
  • No sale, no fee deals encourage solicitors to work in your interests (i.e. getting the deal done)
  • Fixed fee deals are also good.
  • Once sale agreed, chase the solicitor regularly.
  • Avoid completing on a Friday (if there any issues causing delay, you won't complete until Monday)
